What is an Innovative Alternative (IA) Title 5 system?

An IA system is any septic system or part of one that incorporates cutting edge technologies in the treatment of wastewater. A conventional system has a septic tank, a distribution box or dosing mechanism, a soil sbsorption system (SAS) and a reserve area. Some examples of alternative systems are recirculating sand filters, aerobic treatment units, and intermittent sand filters. These systems are designed to eliminate detrimental pollutants from wastewater prior to its return to the environment.

Do IA systems work?

Yes! IA systems perform better than conventional systems when they are designed, built, operated and maintained in accordance with MassDEP’s approval and the manufacturer’s recommendations. The key is quality installation along with operation and maintenance.

How does the Board of Health verify that there is a valid Operation and Maintenance (O&M) contract is in place?

The Local Board of Health requires the owner to provide a copy of a valid O&M contract. Contracts need to be in place before the units are installed. Some towns require O&M contracts to be recorded with the Registry of Deeds.

Who carries out the Title 5 inspection at Sewer Works-IA?

We have certified Title 5 inspectors on staff who have received their licenses from the Massachusetts Department of Environmental Protection. They are the ones conducting the Title 5 inspections.

How frequently should I schedule a Title 5 inspection with Sewer Works-IA?

If you are selling your home you need a title 5 inspection which is good for two years from date of inspection. A suspected system failure is another good reason to schedule an inspection.

For how long is a Title 5 inspection conducted by Sewer Works-IA valid?

A passing Title 5 inspection by Sewer Works-IA remains valid for 2 years. However, if the property is pumped annually and we have a record of it, the inspection’s validity can be extended to 3 years.

We recommend having a general knowledge of the location and components of your septic system. Clearing any obstructions for easy access to the system can also be beneficial. Sketches and plans extremely important.
